Real Estate Flipping Tips

| Investment, Real Estate

Real estate flipping can be very profitable when it is done right. One thing that is important to remember though is that your personal preferences have to be put aside because the only thing that matters is the numbers. Nevertheless, if you really like real estate, then you should give this a try.

Of course, you will want to be sure that you will have time to do this. Before you even get started, you have to understand that this is going to be a major undertaking, an extremely big project, that is going to take up a lot of your time.

The first thing that you are going to need to do when you get started in real estate flipping is find the property. This alone can take a lot of time because you are seeking to uncover a profit, which is something that you must keep in your mind throughout this entire process or else you are setting yourself up for failure.

Of course, this means that you must constantly have in mind another thing as well, and that is that you have to deal with numbers. This means that you must consider what work has to be done and how long this work is going to take you to do.

In this way, whenever you get involved with real estate flipping you will be able to put your emotions aside, which is what most people depend upon whenever they are buying a house. Instead, you can depend solely upon logic, which will in turn enable you to purchase a property at a wholesale price and then sell it at a retail price.

When people are first starting out in this business, they do not have a lot of money. This is not something that should stop you from getting involved in real estate flipping though. You may have another commodity available to you that others do not have: a lot of time and enthusiasm.

Of course, it is very helpful if you can flip a few houses at a time. This is wherein the real money is made. You should also make connections with people who are not interested in flipping houses, but would like to make their money as landlords instead. Keeping in touch with these people will help you to create a list of potential buyers whenever you have a property that you are ready to sell.

There is real beauty in having a list of people who are looking to become landlords whenever you get involved with real estate flipping. This is because you may have a property that someone who is looking to expand upon the properties that they own is willing to take on. However, if you do not have something that is of interest to someone, you will not lose anything.

As you can see, it really is just a big numbers’ game. The only thing that you need in order to get involved with it is a car, some gas and a newspaper.

Things to check before you leave your home for a long vacation

Vacations are what we work for. We go to work for 40 hours a week for the money to take care of our families in the future but for immediate satisfaction, we like to use some of that hard earned cash on vacations. I’ve learned that the vacations are what make my full time job worth having. I’ll sweat and sacrifice my time and energy to get those weekend trips and look forward to taking three week long vacations in the next nine months.

Speaking as someone who just rents an apartment and not an owner of a house and as someone with not a lot of disposable income I like to keep my unnecessary expenses as far down as possible and I also like to feel secure when I go on vacation that my valuable property is taken care of and safe. Here are a few tips I have picked up over the years from friends, parents, and everyone in between for what to do when you go on an extended vacation.

Your mail: Have your mail held for you at your local post office. You don’t want your mail piling up in your mailbox for some criminal to take or get the hint that you’re not coming home anytime soon to get it. It’s the smart responsible move.

Food: Get rid of all perishable food that will expire while you’re away. You don’t want your fridge to stink up your place while you’re gone.

Windows: Lock them.

Travel information: In a lot of cases, such as mine, you may be blessed with really great neighbors. In this situation you’ll want to give them your travel information in case anything dramatic happens to you or to someone who needs you at home and doesn’t know where you took off to.

Saving some money: There are little things you can do to save some money around the house before you head on vacation. Any leaks or drips in your sink should be stopped to calm the water bill. You should also adjust the thermostat to the most energy efficient status for that time of year. You also want to unplug any and all appliances to reduce your energy bill and decrease the chance of an electrical fire. Saving both money and your home are priceless.
